Old world villa meets new
This lovely 1906 villa required sympathetic modernisation, re-organisation and a better connection to its garden.
The house comprised three bedrooms however one was utilising the sunniest corner of the house. It was knocked through to the existing small living room and a new third bedroom created in the rear extension.
The extension takes the form of an oversized sawtooth-roof with large glazing facing the garden which is southeast. This provides the benefit of views with indirect daylight and no overheating. A series of large skylights ensures there is sunlight in the extension through until sundown.
A new kitchen and dining room connects the house to the garden with large sliding doors which can be opened in even the most startling Wellington breeze. The extension also houses a new bathroom, laundry and an ensuite & walk-in robe for the principal bedroom.
The whole has been clad with a modern rusticated weatherboard which nods towards the existing cladding of the old villa.
